Preparing a Rental Between Tenants: A Landlord's Punch List

Jul 30, 2026

Why a Punch List Saves Money

Every day a rental sits empty costs you rent. A clear checklist lets you get the unit ready quickly and avoid forgetting something that holds up the next move in.

Whole Unit

  • Patch nail holes and dings, and touch up or repaint walls.
  • Check and replace smoke and carbon monoxide detector batteries.
  • Test every light switch, outlet cover, and bulb.
  • Inspect doors, locks, and hardware. Rekey locks between tenants.
  • Check windows and screens, and replace worn weatherstripping.

Kitchen

  • Test the faucet, disposal, and under sink area for leaks.
  • Check cabinet doors, drawers, and hinges.
  • Replace damaged caulk around the sink and backsplash.

Bathrooms

  • Check toilet function and look for any slow leaks.
  • Re-caulk the tub or shower and re-grout where needed.
  • Confirm vents and fans work.

Flooring and Exterior

  • Repair or replace damaged flooring and baseboards.
  • Check fences, gates, and exterior lights, and repair anything loose.
  • Make sure the entry looks clean and welcoming.
